Project Overview
Howard’s Lane is an Edwardian residential renovation and extension, combining retained period features with a contemporary open-plan addition. The project required a flooring solution capable of bridging traditional architecture with modern living spaces.
Polished concrete was selected to unify the extension and external patio, providing a refined, durable surface that complements both old and new elements of the property.
The Brief
The brief focused on achieving a balanced integration between the existing structure and the new extension.
Key requirements included:
Over 70 m² of internal polished concrete flooring
Extension onto a stepped external patio area
A satin finish to control reflectivity
Seamless transitions between interior and exterior spaces
A tone that complements both traditional and contemporary elements
Attention to detail was essential to ensure alignment with retained architectural features.
The Solution
We installed polished concrete across the internal extension and external patio, finishing the surface in Steel Grey with a satin sheen.
The satin finish was specified to provide a softer, more muted appearance, aligning with the character of the existing property while maintaining a contemporary edge.
The transition between internal and external areas required precise detailing and level management.
Key considerations included:
Alignment of floor levels between extension and stepped patio
Controlled polishing process to achieve a consistent satin finish
Edge detailing to integrate with existing structural elements
Managing transitions between new and retained substrates
Durability and long-term performance were prioritised throughout.
Technical Considerations
Each stage was carefully planned and executed to ensure the final surface met both the aesthetic vision and the practical demands of the home.

The Result
The finished installation enhances the open-plan extension while maintaining harmony with the original Edwardian architecture.
The polished concrete provides visual continuity, controlled reflectivity, and a durable surface suited to modern residential use, successfully bridging traditional and contemporary design elements.
